However, some individuals request changes be made to building plans to better suit their needs. Architects and home designers understand this as well and make it easier for plans to be changed, providing individuals more flexibility in new home design.
Simple to more complex modifications can be made to virtually any plan. Turn around time is generally several weeks depending on the extent of modifications done to any specific house plan.
There is a charge of $50.00 for any estimate, which will be deducted from the total cost of the modifications for that plan. However, should you wish not to proceed with modifications, a credit of $50.00 will be applied to another house plan that we offer.
A simple modification consists of adding, moving or removing a doorway. In some cases walls can be shortened or removed altogether. Generally simple modifications are changes to a house plan that have little to no impact on affecting the integrity of the structure. Additions normally fall into this category, such as screened porches, decks, or bonus rooms.
More complex modifications for a plan are changing roof lines, increasing the square footage of a room or the entire house, changing the home from a slab to crawl space, or basement, and converting the entire structure from 2x4 wall studs to 2x6 wall studs.
Purchasing CAD files for complex modifications are recommended. The overall price of any modifications will depend on the extent of modifications for that particular home plan.
